DK-04 Facilities Building Services Engineer

Contract: Full Time/ Fixed Term

Job description

Reporting to the Facilities Manager the appointee will be responsible for the operation, maintenance and enhancement of all Building Services including Mechanical, Process, Electrical, and HVAC & Building Management Systems.

The appointee will support the implementation of an asset management system for all Building Services including the generation of detailed maintenance programs.

The appointee will be responsible for the design, tendering, and project management of system upgrades/end of life equipment replacements.

Key Responsibilities

  • System owner of all Building Services including Mechanical, Process, Electrical, HVAC & Building Management Systems.
  • Develop an Asset Management Policy for all Building Services, identify end of life equipment and develop replacement plan and schedule.
  • Assess all Building Services including lighting, AHUs, chillers, boilers, air compressors, vacuum systems, extract fans, scrubbers, pumps and associated BMS controls to identify energy saving opportunities.
  • Measure and record all savings in line with the site ISO50001 Energy management policy.
  • Prepare detailed preventative maintenance programs including operational manuals for all Building Services.
  • Oversee the tendering of maintenance contracts as necessary.
  • Manage regulatory compliance of plant and insurance inspections.
  • Liaise with the building end-users, interpret and support their project needs and objectives.
  • Be fully aware of current trends in Building Services and Facilities Management and all relevant statutory legislation that affects the role.
  • Design and Project Management {including Health & Safety, Financial, & Procurement} of minor works projects as required.
  • Liaise with the UCC Capital Projects Office, its architects and engineers through planning, design, and supervision of major projects.
  • Provide On-Call cover to the site for Facilities related equipment out of hours on a rotational basis.

As the business needs continues to expand and evolve, it is likely that flexibility in regard to the allocation of specific duties will be necessary. Accordingly, the list of duties specified above is not intended to be exclusive or restrictive; duties may be added or withdrawn after consultation with the post holder.

Essential Criteria

  • Graduate of Building Services or Mechanical Engineering degree.
  • Typically 5+ year’s relevant engineering experience.
  • Demonstrated Energy Audit experience.
  • Hands On experience of the operation of cleanrooms and associated critical utilities e.g. Close temperature & RH control, pressure cascade control, chilled water generation and distribution, LPHW generation & distribution.
  • Operational experience with Building Management Systems.
  • Hands On experience of electrical distribution, fire alarm and gas detection systems.
  • Experience with the management of 3rd party service providers.

Desirable Criteria

  • FM experience in a Manufacturing/Process environment
  • Experience of Planned Preventative Maintenance utilising a Computerised Maintenance Management System
  • Experience of delivering new Building Services in operational buildings.
  • Proficient in AutoCAD or Revit or similar.

General Skills & Experience required:

  • Working knowledge of health and safety regulations combined with practical experience.
  • Experienced in identifying improvement opportunities, challenging the status quo, generating ideas and implementing solutions.
  • Have excellent analytical skills and ability to identify and analyse problems and potential improvements.
  • Proven ability to create and develop good working relationships to facilitate the accomplishment of work goals, coupled with the ability to gain commitment from others.
  • Proactively identifying new areas of learning and using newly gained knowledge and skill on the job.
  • Experience in a team management role, with the ability to motivate people.
  • The ability to communicate effectively with Senior Management, including good report    writing skills.
  • Time and resource planning skills.
  • Budget planning and management experience.
  • Good business acumen so that business needs are converted to service level objectives.
  • Knowledge of the market place for construction and service industries.
  • Commitment to continuous professional development.

Appointment may be made on the Grade 6 scale (B) €50,042 – €59,746 per annum.  Salary placement on appointment will be in accordance with public sector pay policy.
